In our time, the age of the “digital revolution,” the development of technology provides new opportunities for the development of the city. Mixed functions do not have to be distributed in different places. An office can be organized in an apartment and vice versa. Thus, all the key functions of the city can now be contained within one block, making it a full-fledged and self-sufficient element of city life.

The formation of an “ideal” quarter in our concept occurs in 5 steps:

STEP 1: QUARTER TYPE
At the initial stage, we offer 3 block sizes – S, M or L, depending on the site. We find the most comfortable density and preliminary technical and economic indicators.

STEP 2: TYPE OF DEVELOPMENT
Next, there are three types of sections to choose from, from which you can create the necessary configuration for a specific site.
Latitudinal and corner sections act as row buildings, the towers serve as accent dominants in the structure of the block.

STEP 3: ALTITUDE
Depending on the requirements of urban planning regulations, the wishes of the developer and insolation standards, it is possible to use sections of different heights. The combination of different types of storeys will provide the necessary diversity of development.

STEP4: FACADE DESIGN
The decoration of houses offers 5 options for facades, each of which can be made in a different color scheme. The main finishing materials are clinker bricks, terracotta panels, large-format composite panels. Special niches and decorative baskets for air conditioners are also provided.

STEP5: IMPROVEMENT
As a finishing touch, there are 4 landscaping options to choose from. All options are based on the concept of a “yard without cars” (with driveways only for special equipment), have areas for various social groups and a variety of landscaping, including planting large trees. Thus, using the proposed algorithm, you can assemble an ideal block, with flexible and varied architectural decisions.
